Exceptional Detail at LIV student accommodation, Belfast

Leading MEP contractor Michael Nugent Ltd delivers first-class services for LIV student accommodation...

On behalf of main contractor Graham, Michael Nugent Ltd provided the MEP services for LIV Student Accommodation, the largest student residential complex in Belfast. LIV Student situated on York Street is the first building to be awarded a 3-star Fitwel accreditation, the highest rating given by the world’s leading certification system for buildings.

LIV Student marked the second block of student accommodation completed by Michael Nugent Ltd in the city. The team was delighted to have been involved in the prestigious project led by Electrical Contracts Manager, John McLernon.

Electrical services included but were not limited to; Sub-mains cabling, all lighting, audio visuals, intruder alarm, fire detection and alarm, disabled refuge system, data and telephone cabling, CCTV system, door access and auto changeover/switches. Electrically, the project had many special resources and innovative systems designed and installed. These included bespoke lighting pennants in line with interior designers’ vision for the project, Bluetooth enabled access control system to all online and offline locks allowing access via mobile phone device, and rising busbars systems serving power and lighting to each floor installed in phases as the build progressed.

In addition, life safety systems including firelighting lifts and sump pump, smoke vent systems backed up by 150kva generator, essential switchboard and automatic changeover switches were
all installed. There is a category L1 fire alarm system with eight panels located across 14 floors, disabled refuge system with 40 outstations across 14 floors and 25 assisted alarm systems for accessible WCs and studios. An aviation lighting system was installed at roof level with a
UPS backup and Cat6a structured cabling installation with 10 42u comms cabinets were installed across 14 floors with c/w 6kva UPS backup.

Challenges

The project was not without its challenges as it commenced and was completed during the pandemic. This presented two major challenges – the health and welfare of employees directly and indirectly and also the procurement of the required materials and equipment. To ensure completion of the spectacular accommodation ahead of student occupation for the new
semester, our team of experts worked late nights to complete the student complex on time and to the highest standards.

Building Protection Systems NI Ltd

BPS (Building Protection Systems) was appointed by Michael Nugent to undertake the supply and
commission of the complete fire alarm, disabled systems and TLJ wireless locking security package. From the outset, early engagement with Michael Nugent’s Contracts Manager, John McLernon helped BPS to iron out any potential issues. Information between parties was a constant and any variations or adjustments were quickly identified, adjusted, and rectified.

Installation of the fire and alarm system included eight networked fire alarm panels covering the entire building and also Aspiration systems for the ground floor void areas. An Emergency Voice
Communication System (EVCS) was installed. This is a fixed, monitored and maintained, bidirectional, full duplex voice communication system to assist the orderly evacuation of disabled or mobility impaired people and enhance a firefighter’s communication during emergencies.
The Accessible WC alarm system allows for a distressed person to raise an alarm in an emergency which reports back to reception for quick assistance.

Door Entry Intercoms were installed to enable the client to firstly see who is at the door and communicate with the person before granting access. In addition, Wireless Access Control
System included 717 wireless locks supplied by the manufacturer TLJ, 161 online access-controlled doors and mobile keys. The ultimate in contactless access control systems, TLJ Mobile Keys removes the need for physical access keys or tokens by giving the user the ability to open doors using only their smartphone.

B&F Boyd Electrical Services

With an emphasis on passion for every project undertaken, B&F Boyd Electrical Services guaranteed attention to detail on the LIV Student Accommodation in the heart of Belfast’s City Centre. The accommodation situated on York Street provides a range of contemporary room
types, and B&F Boyd was tasked with providing fixed wire testing, emergency light testing and installed drawings, all of which were provided in-house.

The accommodation includes 717 stylish bedrooms, studio rooms and apartments across 13 floors. With shared communal areas and kitchens, retail units, courtyard areas, fitness studio and study rooms, the complex is an exceptional student facility. The Ballymena-based electrical firm
was formed in August 2009, and through difficult times, managed to get established in a highly competitive market. Using extensive knowledge and experience, Brian and Freddie Boyd set about building the business and getting it to where it is today.

Standards, compliance and ethics are three keywords central to the company’s values and it is this that has helped them gain a client base that has facilitated slow and steady growth since the first year in business. B&F Boyd was able to achieve this by being flexible and working closely with the site teams.
Engineers on site used cloud-based testing software, Electraform. This enabled the engineers to see real time, where the project was sitting and any issues that needed addressed. In addition,
it allowed for feedback to clients in a time-effective manner, so the project ran as smoothly as possible.
Brian explained how projects such as LIV Student Accommodation allows them to evaluate if the processes they use are working. “We get the feedback and improve where it is required.” Freddie
added, “On this project it showed that our processes worked for both us and our client. This project stands out because of everyone involved. Everyone worked really well together, and it really was one big team effort.”

King Comms NI Ltd

King Comms NI Ltd was employed by the main Contractor, Michael Nugent Ltd, to install a structured cabling network and uninterruptable power supply (UPS) for the LIV Student Accommodation Building, York Street, Belfast. Each room was connected using high grade B2CA fire-resistant cable that can handle data speeds of up to 10GB/s. To achieve this, the team installed a Connectix cabling system that, once tested and commissioned by trained staff, comes with a 25-year parts and performance warranty. The team installed a 6KVA UPS system on each floor, which gives surge protection to ethernet devices and also provides emergency power to door access systems for over 1 hour.

Hanover Systems worked closely with main contractor Michael Nugent on the LIV Student Accommodation building, York Street, Belfast. The company was contracted to install sub distribution MCCB panel boards, TP&N distribution boards and SP&N consumer units within each
student room. The company also installed MCCB panel boards C/W multifunction metering and surge protection (pre-wired), distribution boards C/W multifunction metering and surge protection (pre-wired) and consumer units contractor controlled (pre-wired).
